soooo delicious! a great study spot, and a super wide variety of drinks (warm and iced). i loved the strawberry lemon with aloe, it had strawberry and aloe chunks in it. the staff was super nice and it’s super easy to see their selections of things. i went there in the evening, so there wasn’t really any pastries left, but i had a nice time just sipping. the ambience and location is great too.

It's a lovely coffee shop. The taro flavor is one of the best coffee I have ever tried. Besides, the atmosphere is perfect for studying or dating. Highly recommend.

Sip House is rated very well by a lot of boba lovers so really wanted to check out this place cos I love boba tea. Stopped by 45 mins before closing on Sunday and they were already sold out of their boba (both black and golden) bummer! Next i ordered the pistachio milk tea which usually comes with green tea. The person at the counter took my order and after the payment was done told me that “do you mind if we use black tea instead of matcha in the pistachio latte?” i was confused so asked dont they always use matcha and are they sold out of matcha tea too to which she replied yes they were sold out of matcha too. I agreed for this substitution since i had paid already! Not fair i think i should have been informed before payment so I could change my mind or just walk out since they had no boba no green tea and substituted the main thing in their pistachio latte.After placing the order I waited for 15mins+ to get my drink. Now thats a long wait! There were 3 folks working on the orders and there were not many orders tbh so not sure why are they so slow. Finally I tasted the pistachio milk tea with black tea and loved the pistachio milk tea it was refreshing and tasted so good. I wanted to try their ube milk tea with boba as well but since they were sold out of boba we skipped that.Ignoring all my issues above i would still give them 4 stars cos i really liked the pistachio milk tea. I would love to give them another try but I am skeptical cos I do not want to drive all the way to UDistrict to find every thing sold out or substituted (once paid). Not to mention the real slow service. This place is packed with students working on their assignments so if u think you will get a spot to sit and sip your drink during busy hours forget about it.

Cute place with a spacious interior. Love seeing the plants hanging from above. Got the ube latte and the seasonal pistachio cream latte. Ube latte didn't have the strongest of ube flavors, but it was still good. Pistachio cream latte was a 6/5 drink so I'd recommend that (shame it's seasonal though).

Fresh mint mojito iced coffee - less sugar version is very good. Vietnamese coffee regular version - kinda sweet to my taste

My favorite coffee shop in Seattle. I sadly no longer live close by, but I still visit from time to time to get some of my favorite drinks! The menu is unique and has many great drinks to try out that are both exciting and very tasty. A very comfortable interior as well.

I’m currently sitting inside sipping on my coffee. I ordered an iced brown sugar coffee latte and paired it with a chocolate croissant. Absolute ::chef’s kiss:: ? The croissant was so flaky and had just the right amount of chocolate inside. My coffee tastes “clean” if that makes sense. It is a little on the sweet side, so I probably will order less pumps of syrup. But when I come back to Washington, this spot will definitely be on my list.

High quality bubble tea and coffee options here! They have flavors some unique flavors such as Pistachio, Ube, and Red Velvet. The vibe inside is nice and the staff is always friendly. My favorite drink is the Pistachio bubble tea. It’s really neat that they use the compostable rice straws too.

We went there for the first time and tried hazelnut latte and lychee lemongrass green tea with boba. Both drinks were so good! Highly recommend!

Such a great vibe, interior is beautiful and the milk tea is by far the best I’ve had! I also had a blueberry scone and it was more on the biscuit side than scone, but it was still pretty good. 10/10 will be taking all my friends here.
