The IHOP on Hwy 99 in South Everett has good bones! A walk-up booth for take-out, locked bathrooms and ample, clean and comfortable seating. Their pancakes, hot chocolates, and kids menu is pretty popular with my family.This location has a relaxed vibe and reliable service. Thank you for serving our community ???

The breakfast sampler is the best. I wish they still had stuffed french toast

This is one of the better IHOP's. My breakfast buddy agrees, we have been to many. We headed in earlier on. Sunday morning, around 10 to beat the crowds. At that time it was a ten minute wait. When we left, longer line outside. Our server was Tay, badass gal, awesome make up (not that this may matter but it was beautiful and definitely deserves recognition), efficient, patient (as we were undecided), attentive and kept the coffee coming.We will be back

Located on the northwest corner of Evergreen Way and Everett Mall Way, this IHOP is part of a long-standing chain serving a wide variety of pancakes and other American breakfast and diner fare. I had dinner here while on a business trip in March 2022. I hadn’t eaten anything other than breakfast at an IHOP in over 30 years, but it was late in the afternoon, I was ravenous because I hadn’t eaten lunch, and the restaurant was across the street from my hotel so I decided to revisit dinner at IHOP; my experience ended up being somewhat emblematic of what was going on with the U.S. economy at that time. The first thing I noticed was, like many service businesses, they were short-staffed; there was only one server covering the entire restaurant. Granted, it was not exactly peak dinner hours, but she was clearly stretched very thin. She took my order (a senior turkey dinner) and brought out my salad quickly. I then waited for my entrée. And waited … and waited some more. The harried server stopped by my table a couple times to assure me my order should be coming out soon. She then came over with a sheepish look and admitted that she had neglected to put my order in to the kitchen. Once that was accomplished, my entrée came out quickly. My turkey dinner was supposed to come with mashed potatoes and broccoli. The server apologized that they were out of both (at 4pm?), so they substituted hash browns and corn. Now, I’m fond of hash browns and prefer corn over broccoli, so the substitution itself was not a problem … it just made me wonder, have supply chain issues impacted IHOP, or is this unit just doing a poor job of inventory management? To be fair, the restaurant discounted my bill for my inconvenience. The food was actually not bad, the dining room was clean and well-kept, and the prices were fair. However, given the other elements of my experience here, I can’t give this IHOP anything higher than an average rating.

My friend and I went for lunch. Service was personable and nice. Food was so amazing! Was going to take pictures but it was so good I gobbled it right up! The cooks are talented and efficient! Food came out so fast I deemed them magicians. I had the have it all breakfast. You can have it all... for 12.99! Ham, eggs, sausage, bacon, hash browns, pancakes, and French toast! I always am torn between hot cakes and French toast but with this meal you aren't forced to choose! It is a dream come true! I left completely satisfied!

From the moment we walked in, the service was exceptional. Prompt, friendly, staff all seemed to be in good spirits. Our server, Suzanne, was on top of her game! So patient with my mom, who's coming down with early stage dementia. Thank you, Suzanne, for your kindness and great customer service!!!Plus, the food was really good, and was ready quickly. Will definitely be back here.

Finally come back here after two years blip, for some reason the food for better. Maybe they changed the chief

It was my first time coming here and I enjoyed my food. The restaurant is well maintained and staff were great. I will definitely come back.

Went for lunch on a Sunday late afternoon / early evening. I got the chicken Florentine crepes and my mom got a breakfast with eggs, meat & hash browns. Service was great and the food was delicious. The crepes are a little expensive especially because they don't come with any sides, but totally worth it. We got a side of pancakes which were really yummy

A coffee cup should never get this empty at a diner. Tsk tsk. Had to ask a different waiter to go find ours.
