Located inside the Frisco 99 Ranch.This spot prepares carefully made and flavorful drinks, and so refreshing for this 100 deg weather. Expect a wait with all the customers in the area, but well worth the taste.
I have been here several times, and i love the avocado slush here, it looks pretty cute! The staffs here are very patient and nice. Anyway, will back to visit again.
I love the boba here, it is one of my favorite place to drink boba. Their special boba milk tea is my favorite.
Unfortunately the items I wanted to try weren't available that day, so I decided to go with a classic Burnt Brown Sugar Boba Tea. The worker told me that they don't put much sweetness in the drink, which she was definitely right haha. This is probably the only time I've ever thought a boba tea *wasn't* sweet enough. However, I loved the way they cooked the tapioca pearls. They don't add much ice to their drinks. The drink was more expensive than average. Overall, a decent option for a quick boba-fix during a 99 Ranch trip.
I tried milk tea with boba and it tasted just like MILK with no ice in it. it was my first time so I didn't know I had to REQUEST ice in my drink. it wasn't even cold and this prob the worst milk tea I had in my life. it was almost $6 and I had one sip and threw away. pretty bad.

I've already been at least 6 times trying to find something I don't like. After trying my 6th drink, I realized that I won't be very successful. All the drinks I've tried so far have been really surprisingly good and they have been consistent everytime. Their regular boba is always warm and perfectly chewy. Their cheese tea series is a must try! So far my favorite has been the Taro cheese tea. I have also tried the mango pomelo sago, burnt brown sugar boba tea, and mango cheese slush. They do get busy but this place is inside the 99 Ranch market so you can look around while waiting for your drink. Also, if you like your tea colder, you may have to ask for extra ice since the boba is warm and tends to melt the ice faster.
Pretty pricy. Got a brown sugar milk tea that tasted like plain milk. Gong cha is always a hit just around the corner with more options as well.
Went to try them for the first time. Got 2 drinks. Their #1 drink has uncooked beans at the bottom and that’s all there was. Terrible taste. What’s worse was the staff. Very poor service. The lid wasn’t put on tight and when I put the straw in I dropped the cup. Inside Ranch 99 in front of them. Two staff saw it, didn’t care to help. I went back to the counter and the lady gave me a piece of napkin. Didn’t offer to get cleaners from the store and didn’t offer to clean. So I just left the mess there in front of them. No other customers were present by the way. Well I didn’t get to try the second drink. Will not come back again due to the very poor taste of their #1 drink and bad service.
Their boba tea was so special and so good! We had dahongpao boba milk tea with 50% sugar. Next time we'll try regular sugar. The cashier did tell us it's not as sweet as the other places. Staff were very friendly and patient too. Great service!
