Location was excellent and it was an acceptable place to crash for a wine weekend with friends. I would not recommend it for a quiet, romantic weekend. It is not quiet. Sound carries through the hallway. I was woken up several times by footsteps and doors opening and closing and conversation in the hall. The jetted tub would be great, but there is not enough hot water and baths were barely lukewarm. In-room coffee is Folgers and the orange juice comes in little hospital cartons. Overall I was underwhelmed. The hot tub on the patio was nice, though.

We spent 3 nights in room 209, I believe the smallest of the 9 rooms. It had a bedroom with a king size bed, fridge, microwave, a small table and 2 small chairs, slightly crowded, but was fine. The other rooms are actually 2 room suites with plush chairs, TV and a larger dining table. The room was clean, bathroom, very nice with a 2 person jacuzzi tube, The location cant be beat, right in the middle of everything! Parking was very suitable, and the staff were very friendly. Some people on here complain about the breakfast. No, I would not classify it as gourmet, but it was very good, and quite enough. Each of our 3 days was different! So if you are expecting a NY Plaza hotel gourmet meal, it is not! But it is very good, and the price is hard to beat. I would give it 4.5 stars if I could. My only complaints were minor....coffee pot had coffee grounds still in it, 1 day the maid failed to clean the coffee pot and to make the bed. All that being said I highly recommend and will stay there again

We recently stayed at this B&B. The property itself was very old and not well kept on the outside. The advertised pool was filthy and unappealing. The room was clean and appears to have been recently updated nicely but there was a thin layer of dust covering most surfaces (upholstered headboard, TV, coffee pot, chandelier, etc). There was a nice jacuzzi tub that was big and deep enough for two people. There is fine gravel leading up to the stairs to the room which leaves small debris and sand on the floors everytime you enter the room. The breakfast was ok; some kind of egg and a sausage and biscuit everyday (no variety). The thing that was the strangest to me was that there was no one anywhere to be found at this place aside from the girl that delivered breakfast every morning. There was a sign on the door which was locked the entire weekend that had a number for you to call for assistance but we never saw anyone in the office or anywhere on the property to greet you or see how you’re enjoying your stay, weird. When we arrived we found our room key in the mailbox. Not a terrible place but not the best either. I would opt to stay elsewhere next time. The location is perfect and you can easily walk everywhere.

I cannot say enough amazing things about Main Street. The b&b is the perfect place of you want to be on Main Street around everything. The rooms are great and the jacuzzi tubs are an added bonus. I could spend hours on the balcony overlooking main just watching and relaxing. Their other properties are incredible too. I recently stayed at the White Horse property and it was incredible. It was quiet and far enough away from town to be peaceful and a getaway but close enough you can run into town for whatever you need. The staff is always amazing and the owners are so kind. I have stayed at the Main Street properties many times and will continue to do so in the future. It’s a perfect getaway.

The location was great, you are in the heart of it all with plenty to walk to. We enjoyed our jacuzzi tub and the room. Coming in after 6 pm to check in was not a problem. Breakfast was brought to your room at 9am and was eggs, toast, sausage patty, and coffee cake. You have a coffee maker with Folgers in the room.Wish breakfast was earlier, but we didn’t ask if that was a possibility.

Great location, right on Main Street with a balcony overlooking the "drag", you can walk every where. Rooms are clean, nicely appointed, and the breakfasts are cooked on premises and very nice. Eggs daily, oh and the best biscuits every day! Rates during the week are very reasonable. We stay here every time we come to Fredericksburg, twice a year.

The location of this B+B is a mixed blessing. While it is directly on Main Street thus convenient to stores and restaurants, it is directly on Main Street with all the traffic noise you can imagine from semi's, loud motorcycles, pick up trucks, and so on. The large breezy balcony is great to sit at, but it can be very loud. The building has that historic look to it, with glass doorknobs, stone walls, and ivy-covered areas. The rooms are large and contain a mix of older furniture. The bed was comfortable. The benefits of this place are the off-street parking and the breakfast that is delivered to your room. Also we looked forward to the pool and hot tub. I have no complaints about the parking. The breakfast was hot and tasty. It is indeed delivered to your room, but definitely not between 8 and 9am as advertised. It is delivered after 9am, at the convenience of the staff. This can put tension in your day if you have to be somewhere at a certain time. I don't want tension when I'm on vacation. The pool is consistently dirty. There are no pool towels available for the pool or hot tub, even if you wanted to get in. The pool area has a shady area with a table and could be so lovely if the pool was cleaned daily and if all the junk was picked up from under the rusty metal staircase, by the pool, and elsewhere. There are cigarette butts in the flower pots, but no flowers or greenery. What a shame. Although the paper that we received at check-in says that there is housekeeping, this is false. Yes, they come in your room to exchange your dirty breakfast dishes for clean silverware and glasses, and also will exchange a used towel. But that is where it ends. They do not make your bed or clean your bathroom-- "because of COVID." Well, if they can enter my room unmasked to deliver breakfast, then they could make the bed too. It is obvious that there is no deep cleaning going on anyway-- there is a thick layer of dust on various decorative items in the room and behind the furniture. If you're going to block outlets with major furniture, at least supply an extension cord. Towel racks and shelving would be very much welcome in the bathroom. If you need anything at any time other than between 9am and 5pm, despite the 24-hour phone number provided, you are expected to get anything you might require between 9 and 5. On your first arrival night, how are you supposed to know what you might need later (pool towel maybe?) until you realize it is not available? Telling guests to wait until after 9am tomorrow is not hospitable.

We stayed for 4 nights on 4/7 to 4/11/21. The B & B is in a great location and the staff are friendly and accommodating, however this place is very poorly managed. After a long day we looked forward to going in the pool, however it was filthy, cold and the surface was covered in bugs. Someone in our group skimmed as many bugs as possible but the floor was slimy so we didn’t get in. When we mentioned it to the manager she said it was just sandy. We own a pool at home and it’s never been this dirty even after first opening it up after a long winter. The rod iron all around the property was rusted and in need of painting. None of the flower pots had any flowers in them, just dried up messes while other places in town had lovely flowers everywhere. Our room had no luggage rack and not even one towel rack, just one hook on the front door. We had to put our luggage on the bathtub and I unpacked and put my suitcase under the bed since there was no closet so when I pulled it out, there was dust and dirt under the bed that was easy to get to and clean. It got all over my suitcase. The shower had no soap dish so you had to just keep picking up the soap from the floor. Our room had French barn doors poorly hung as they kept sliding off the track and they had clear glass with no coverings leaving no privacy on the commode. If you were eating breakfast at the table, you can say hi to whoever’s on the commode! I complained so they hung sheets to help a little. I went to microwave my breakfast on the last day and there was a cold cup of coffee with cream left over from the previous occupant as well as some food in the fridge. The floors are wood like tile and should be easy to clean so there was no excuse not to clean under the bed and behind the bed tables. They were so dirty when we pulled them out to plug in our chargers. I also saw a tube of lotion or something left behind but I didn’t check to see what it really was. Breakfast was ok, but for a B & B you expect some fruit or freshness of some sort on the plate so breakfast was just ok. Out in the parking lot there was a used tampon case the whole time we were there which tells me no one walks the property looking for trash or debris. This place could be a premiere place to stay with some elbow grease and small touches. I hope they make them but I won’t find out because I will choose to stay at the place behind them next time that looks clean.

Full gourmet breakfast between 8 and 9 am? We were served an english muffin with one pat of butter, one jelly packet, an egg that appeared to have been microwaved, and a tiny little biscuit like thing (that had cinnamon sugar on it). That is hardly a gourmet breakfast. No fruit of any kind and 4 oz. of orange juice. The pictures are deceptive at best; the furniture (particularly end tables and lamps) are unattractive and outdated. The walls were pained an ugly green and little decoration (a couple of paintings). The bathroom drawers had hair and some type sticky substance in them. The beds were comfortable. The living room furniture was fine. It is extremely noisy and if you are in one of the suites at the front you will be disturbed by anyone on the balcony. We lived through hours of people being out there drinking and talking very loudly (because it is so noisy). The first night we were there the hot tub was not open. The pool was too dirty to swim in. And even though we said we were coming from two different cities (we were in the two bedroom family suite), only one of us got to park in the parking area (so that meant the other person spent a long time looking for a parking space). Very disappointing overall and not at all as described on the website.

I found this B&B by accident walking down Main Street and called immediately to see if they had any vacancy and sure enough that had 1 room left. The room is charming with 4 cup coffee maker, nice size undercounter refrigerator, microwave and real glass wine glasses, glass tumblers and china plates and cups and stainless silverware. The mattress and linens are wonderful on the queen size bed. The towels are great also. Breakfast is included in the rate and they breakfast they bring to your room was delicious. They served me a small quiche, sausage patty, homemade biscuit and butter and jelly. The food was hot and was served on a tray on china....first service. The front balcony overlooks Main Street and the back balcony overlooks the pool. Love this place and will definitely stay here again. Great German restaurant right next door and restaurants all around as well as great shopping.
