Local management generally nice.Tenant screening is fairly light compared to others. But they make up for it by charging premium rental rates.If you have applied elsewhere and were turned down, chances are they will approve your rental app here.According to latest rental stats, Zilker Park avg rental rates are 38% lower than downtown rates, yet these guys still charge same downtown rates. For that much, you should have brand new appliances.Internet connectivity is generally good. No complaints there.Location used to be good, that is until schlotzskies closed across street and has remained abandoned. Now rundown, lot unmowed and building covered in graffiti.Corporate does not seem interested in maintaining property. Still have not painted halls after reported 8 months ago.Not a big fan of the "scratch and dent" kitchen appliances used. Makes weird grinding sounds at night. Haunted?Various molding and surfaces peeling in the apt, as well as excessively scratched kitchen floors.Also, gnat infestation seems to be an issue. Have yet to see an exterminator here. Make sure you keep kitchen drains plugged and do not leave water in kettle or coffee pot.They did replace washer dryer after reporting issues several times where they were unable to remove excess lint buildup. Seemed previous tenants had removed lint trap. Newer washer dryer should really be standard in the Apts. It is much nicer.

We have been at the Cole for a little more than a year and happily just renewed our lease in a new unit! The location is hard to beat, especially for the price. Our manager Savanna works tirelessly to keep things running smoothly and has been the absolute best manager we’ve ever had in our years of renting!

Savanna (the manager) is the best!The complex is generally well maintained, and the location is unbeatable.

My husband and I lived at The Cole property for 5 years of bliss downtown living. We were on the second floor facing downtown (Toomey St.) Noise was moderate, but never a problem. The building is walking distance to restaurants and bars. Also loved that there is a little corner store a block away. Parking spots were included in the rent which for this close to down town is a luxury. This was the first build I've ever lived in where I LOVED the office staff, management, and maintenance staff. Everyone was always willing to go the extra mile. Only reason we left was bc we bought a house. If you're on the fence about living here don't be snag that open apartment!

Just moved back home to Texas from Boston due to work so I know about rude landlords, But I wasn’t expecting this type of management in Austin, TX at a Lincoln property. It has been nothing but undesirable experiences..From having to argue with Savana about covering cost of our Hotel room when our apartment is 100 degrees due to AC being broken..to having my car new car towed due to them not entering my information in to the system. Check out the apartments next to Zilker park if that is your attraction to this place, but I suggest you go somewhere people are hospitable. Needless to say, I will not be renewing my lease here...Additionally for those who commute.. schloztksys is about to be a major construction project on top of Lamar and Riverside construction..will not miss the traffic. C- experience at best Feel free to stop by high note coffee shop and speak to the residents yourselves about their experience, especially during Covid the lockdown...I would attach the picture of the hand sanitizer bottle that has been taped to our elevator for a few months here but I think you all get the point here.

WARNING !! DO NOT TRUST THIS COMPANY. The Lincoln property management company does not honor their agreements and will send you extra surprise charges after you move out. I lost my job due to Covid-19 and needed a solution to reduce rent so i could afford to live. They agreed to let me transfer. I asked what all the charges would be so i could make a i could make a clear decision if it was worth moving or not. After i moved they decided to charge me a 60 day notice fee of 1800. If that was plenty of moving out i wouldn't of moved because it doesn't save me any money. After this new lease is up I will NEVER TRUST to rent from another one of Lincoln property's again!!! Learn from my mistake of trusting them and their word. Shady, greedy and sneaky company! Shame on this company for taking advantage of people during a global crisis

Customer service at the leasing office was a little passive aggressive. Can’t speak for the apartments- never saw them.

A'right, A'right, A'right, I'm going to compare living at The Cole to a South Sea massage. You see, there's an aura of empathy in the air there. For example, I recently contacted the office with a maintenance request to replace a bathroom light, and due to a serious health issue, to install a handheld shower head. Cole associates Savannah and Sunny (come on, don't their names remind you of reassuring, calm southern trade winds? ) said they would inform maintenance after they returned from lunch. I had absentmindedly requested at noon time. I thought, well at least the requests were in and I'd have a new light and shower head in a day or two. I mean I didn't think this was a major emergency. But then Savannah said, "I'll make sure the guys know as soon as they return so you are not without bathroom light this evening." And Sunny said, "I'll make sure you have the massaging shower head, for your health care, tonight even if I have to do it myself." I had a wonderful image of her doing this. Look up empathy and care in the dictionary and you'll see a picture of her. Maintenance in a high end complex can be very busy, and our head of,Oz, is the best maintenance manager ever, and all these folks are supervised by Ashley, the best apartment manager ever. When I returned home from my afternoon errands, I was greeted by a maintenance notice on my kitchen counter, and when I flipped the bathroom switch, I was bathed in a ray of "Let there be light ", showcasing an installed hand held shower head. Now, I tell you, doesn't that make you feel like you just had a back rub?And that's why I live at The Cole, for it's also a back rub for your soul.

I came and toured with Savanna a few weeks ago, and she was super helpful and made me feel very comfortable and honestly made cole sounds like more than just an apartment and an actual place I could call home. savanna ashley and sunny helped me find the perfect apartment with the perfect move-in date well within my budget I would highly recommend anyone to live at Cole based on the management and the staff that they have chosen to work in the front office.

My partner and I have been living at the Cole for almost 2 years now and could not have found a better place in Austin to live!!! Walking distance to Zilker Park, ACL, Blues on the Green, Lady Bird Lake Hike and Bike Trail, food truck park, Trader Joe’s, Whole Foods and the list seriously is never ending! Not only is the location unbeatable but the staff is so friendly and accommodating. I especially love all of the events they put on for the residents. And the apartment itself is such great quality. I have a killer view of downtown and have a nice open floor plan that’s great for having guests over. No need to look further, you’ve found your home!
