My partner and I didn't lease here, but just wanted to share our excellent tour experience! We walked in without an appointment on a Sunday afternoon, and Kathleen kindly showed us the property without notice. She was excellent -- kind, knowledgeable, and understanding of our needs. We really enjoyed working with her and would recommend others do so as well!As for the apartments and community, they were excellent as well. We liked the views and the amenity spaces were great too. The location in Center City was convenient and lively. Only complaint would be the parking situation, but of course this is because it is Center City and every other building we toured had either a) expensive parking or b) a waitlist. We needed parking for two cars, so we ultimately decided to live elsewhere. Otherwise loved the place!
Honest and Rational Objective Review:Pros:Friendly building staff and front deskNice/clean lobby area.Modern buildingCons:Thin walls: you can hear everything in your apartment- toilets flushing, trash flying down the chute, your neighbor microwaving food, street noise, dogs barking, you get the idea…Poor construction: constant issues with the building itself. Cheaply constructed in my opinion for a “luxury building”. Expect issues with your unit.Rent increases: the current rents do not coincide with much value for what you’re actually getting in terms of living space.Constant construction: expect constant construction noise that starts at 7AM.Summary: Overall, a mediocre experience. Nice building in terms of appearance. Poor construction, poor noise isolation, and increasing rents that do not equate to a pleasant experience. Look elsewhere. You’re welcome.

Classy fresh clean building, great views, pleasant neighbors with cute dogs, charming concierge staff, a cool gym. The construction outside my beautiful windows is disappointingly ongoing, still everyday feels like a productive work from home day within a special community. Evenings are peaceful too!
I made 1213 walnut my home for 2 months now. and could not be happier. This building is top notch in every area. Immaculate, well run, and staffed by the most professional people I’ve ever met. I toured the premises one time and made my decision within an hour. Jennifer Hare was my leasing agent and gave me a tour of the building, it’s amenities and apartments. She is friendly, nice, very professional, knowledgeable and accommodating. She helped me sign into a lease immediately and I was moved in the following week.
