The best high rise in midtown! The property manager and staff are A-1. They are so personal, they made it easy to make my new place feel like home. They still know the true meaning of what customers service is. I’m so glad I chose 77 12th! It is the cleanest and best smelling property there is and I have the best views in Atlanta.
Our unit overlooks the pool which hosts out of control parties and barbecues with mostly guests of residents that go on well past 11pm routinely. Management has no security to handle these situations. This is in addition to the frequent smell of trash in the lobby and hallways. We pay a high price to put up with such an uncomfortable environment. Look elsewhere - there are many options in midtown. I will say that the concierge staff is amazing but they can only do so much when the building management does nothing for the safety and peace of mind of their residents.**Update Jul2022** Samirah and the management team evaluated the concern and took swift action to hire a courtesy officer along with implementing new protocol to ensure the pool is safe and enjoyable. Thank you!**
Samirah has been an incredible addition to the management team. Anytime we have had an issue, she has been right on top of it and has gotten back to us in a timely manner. We’re noticing a lot of changes taking place for the better and we hope it continues !
I, too am a former resident and can absolutely say it was a great place to live. I moved into my apartment in 2014 and stayed until 2020. Jo and her team go beyond to make it feel like home!
I recently moved into 77 12th and I’m so happy and impressed with everything about this place. It’s beautiful, clean, quiet(!), in a perfect location, and the staff I’ve met so far are on point. The concierges are exceptional; kind, helpful, and respectful. That says a lot about them and 77 12th. There’s a lot of competition in high-rise luxury apartments in Atlanta and I looked at quite a few, but 77 12th has everything I wanted. I could not be happier with my decision.UPDATE: One year later and I’m happier than I was when I moved in. Things continue to improve and it just keeps getting better. I love it here and signed another lease, one for 15 months. I would’ve signed a lease for 60 months if they’d let me.
Every luxury apartment has a nice pool, gym, games room, etc, etc…What makes this place special is the management & extended team. They’re extremely professional and have created a very friendly environment within the apartment complex.They go above and beyond to make sure the complex is running smoothly and that residents are updated with any changes. The culture here has made it so that you definitely make some friends, everyone is very welcoming.

Now a Mexican restaurant called tin lizzys. This place is permanently closed. Moved out and replaced with tin Liz you tacos. Need to watch out that TripAdvisor is not noting when places close down
I moved into a beautiful, north facing apartment. I have heard my neighbors exactly zero times since I moved in months ago due to the concrete floors.Amenities are great. Good enough that there are Netflix shows that film scenes in them.I lived in Atlantic House. I would say 77 12th is a nicer built apartment complex with better sound proofing. Atlantic House is the same developer as SkyHouse, which is notorious for low quality construction. I learned that the people who built this are the same as the ones building the Google HQ next door, which is essentially finished.That being said…If you face north, you will hear the clubs on some nights, especially Sundays up until 12am. It’s not a possibility, it’s a guarantee. You will also hear engines revving and loud music from cars. I’ve accepted that’s what comes with living near entertainment. But if you are moving from somewhere quiet, just know that at least 30% of your weeknights you’re going to dealing with noise.As for my unit, to be candid: I did have some issues at my apartment. My garbage disposal would jam and leak and it took 4 maintenance requests to get it replaced. There was also an issue of the toilet not being bolted securely, and my glass shower door tilting. From my experience, it takes up to a week or more for maintenance issues to be addressed, which I feel is a bit long, since where I last lived had more residents, and maintenance would respond within hours. That being said, all issues were ultimately addressed.
