The new owners of this business have ruined it. There no hot water in the bathroom, they are selling poor quality food that taste horrible. Please don't get the pancakes! And there were bugs flying around I was bitten by mosquitoes while eating my breakfast and I was seated inside not outside the restaurant. These people have no idea how to run a restaurant and should never have been allowed to buy this one

Loved this little place the other day for breakfast. We had great service and the food was hot and fresh. Can't wait to go back when we are in the area again. Get there early as lines form outside and you may have to wait on a table. Enjoy!
We created the backstory of the place created via the identity crisis of the decor. West Chester vs. NJ vs. Florida. Ofly enough I've lived in all three myself.Overall quaint atmosphere, friendly staff, good food would recommend. Few cosmetic issues that could be addressed but other than that not bad.
Stopped in for breakfast after church and because of its small size and limited seating capacity, we were pleasantly asked to place our name on a wait list. After about fifteen minutes outside, were ushered in by one of two very pleasant ladies who were busy serving tables and greeting customers, many by name. Obviously, a popular local place and from the food, and service, we see why. The food was delicious, the service was great, and the coffee was especially good. We're looking forward to trying some other interesting menu options to try on our future visits.
Seriously. It's not just a name. Best flapjacks in the universe. Also, best chipped creamed beef, best biscuits and gravy, best - well, you get the idea. The food is fabulous. So is the service. If you get there after 9 or 10, there will likely be a wait. But well worth it.
If you want to get a good breakfast in Venice, Flapjacks is the place to go. The restaurant is quite small, so you may have a wait in peak season. There are a couple of tables for two on the sidewalk. Very good coffee, breakfast items are cooked to order. If you want crisp bacon, you get crisp bacon. Friendly staff, even though it may be understaffed - quite common these days. I enjoy a traditional breakfast of eggs, bacon or sausage, grits, and biscuit. The wife goes for flapjacks with sugar free syrup and a side of ham. Son goes for corned beef & eggs and a mimosa. We have visited many times, never disappointed.
I had the carnivore's omelet, wheat toast, and fruit and my wife had a breakfast sandwich on gluten free bread with fruit. They were delicious. My omelet had a really healthy portion of meats and was very filling. Great atmosphere and service!
