This is an exceptional IHOP location. Clearly, there's good management here. Our waiter Jay was instantly likeable and took great care of us. The food arrived quickly, and tasted great! No issues.We decided to come back the next morning before making the long drive home, and had another great dining experience. I cannot recall the waiter's name on this visit but he was excellent as well. Drinks and anything we needed was right on time, and he was very nice. The food was great two days in a row!This IHOP gave my family our best dining experiences while visiting Florida over the weekend.
I've eaten here once a week for the last 4.5 years. It's gotten progressively worse. Today, I was sat at a dirty table literally surrounded 360° by tables full of dirty dishes. They weren't even busy... After 10 minutes of waiting on a drink and taking these photos, I decided to leave. I knew exactly the direction this visit was going in and I just couldnt do it today. This is not my first terrible experience here. The good visits are now to far and few in-between. I like IHOP. I don't like this IHOP. Guess I'll go out to the location by the mall from now on.
I believe they were short staffed in lake Mary today. We were there almost 2 hours...mostly waiting for our server, then waiting for food, then waiting for a receipt, then waiting for a box.
Started off with a terrible experience with our server. She seemed annoyed we were there. Pancakes delivered by manager on a side plate and delivered cold. We could not get our coffee refilled. The worst IHOP experience stay away from this location.
Highly recommend this restaurant. The staff were amazing, friendly and attentive. The Chef did a great job! Thank you for an awesome dining experience! Staci and the team tonight were wonderful!
Taking one star for the hostess with an attitude, she was horribly rude to everyone even other staff. Other than that our experience was excellent, our waiter whom we were told was the owners son, made up for it. Service was fast and friendly.
The staff were fast, friendly and thorough. Very kind people and we were seated almost immediately.We enjoyed not only our waitress Patrina very much!! Cause she's a joy but also the hostess/manager walked around making sure everyone was happy and helped!Wonderful place.We wish we could give them 10 stars

Extremely busy today, but the entire staff was working together and hustling to get everyone taken care of. Our server Maggie despite having many tables all sat at once was great and anticipated our every need. Great job all! We will be back since our Cassleberry store closed.
