The only reason I am giving this place 1 star is because of the waiter, as far as the food, cook, restaurant over all completely horrible. My son-in-law took one bite into his burger and it covered his plate in grease. We should have known not to eat there when we were told not to go on the left side of the restaurant cause the FRIUT FLIES WERE SO BAD THEY COULDN'T SERVE FOOD THERE... IT WAS NEXT TO THE KITCHEN. DON'T EAT THERE.
This is the best IHOP in all of Volusia county. I go every Sunday with my family and we are always welcome as if we are family. The staff all know us and even remember our orders. I never have any issues at this IHOP, I think everybody at this ihop deserves a raise. It's like going home for breakfast.Love,Family with the red headed baby

We stopped here for breakfast and as usual we were not disappointed. The eggs were cooked perfect. None of the food was greasy like some places. Service was great.
Great food & friendly atmosphere
Let me start by saying that the staff at this IHOP were prompt and courteous. However, this IHOP has NO quality control. I ordered the ham and egg melt. It arrived at the table rather burned. It never should have made it past the kitchen that black! I should have sent it back but didn’t want to bother. Even though it tasted like charcoal I kept eating. When I got a mouth full of egg shell, that was the end. Had I looked closely, the egg shell problem was obvious as a chunk of shell was hanging off the second half. My husband’s burrito also had burned hash brown. If you like your food burned to the point of charcoal… This is the restaurant for you! If you don’t… skip this location and hit the IHOP a little further out of town.Note: The server took the sandwich off my bill without a fight and offered to have it recooked. I wasn’t risking it as their track record didn’t seem to good.
We always have a good experience here. . Always very clean foods on point and servers are very polite..Its a shame we drive all the way from Eustis Fl to this one so we can have a good dining experience...A+
Great service and minutes between ordering and receiving our food. They couldn't have done anything better everything was 100% perfect and awesome.
Waitress was very attentive. Food arrived in a timely manner. Order was correct and hot. They had endless pancakes which was great and the coffee was fresh and hot. What else could you wish for! Oh yeah it didn't break the bank!
IHOP is a wonderful restaurant. All the staff are very friendly and the restaurant is kept clean. We try to have breakfast here at least every couple of weeks and take advantage of the 'senior' specials; which are an excellent value.
