Best milk tea chain in the Bay Area hands down. Pretty much all other milk tea chains are very watery and heavily flavored with sugar, but the milk tea here is still quite rich and flavorful even when I've adjusted the sugar level to 0.

One of my fav spots because of their lemon yakult with aloe. Hands down the most refreshing drink. Their coffee with crema is pretty great too
I love this place and always get my Okinawa milk tea here, but since past two weeks quality has gone down! They barely put any brown sugar. There just some sticking to the side of the cup and nothing in the bottom except boba! So pretty much it’s just milk in there with boba and no syrup!
I came here with two coworkers, they ordered a drink after some spicy wings from across the street. It was an enjoyable experience!

The lines here move really quickly. And our lemon icee drink is ready as soon as we finish swiping our card. More incentive to pay faster, I guess! Clean, convenient location, on the right side of 99 Ranch. 5 stars!
This is one of our favorite drink brands! Ever since we moved to Tracy, this is the best place we get drinks as there are so many restaurant options in the same parking lot!!!We are a big fan of their salted cheese drinks! Recently, I fall in love with their mango lemon slushy!!! Added salted cheese, it has become my dream drink this summer!The staff here are generally nice and friendly! The service is relatively fast!!!
Love this Bobba place. Mango Matcha and Banana Matcha is ♥️. Sometimes the cashier doesn’t pay attention and forgets the pearl. Other than that highly recommend!
