READ THIS BEFORE YOU APPLY FOR THIS APARTMENT1. This place DOES NOT have a parking space. AFTER applying for an apartment and paying $800 as an application deposit, I was told that I would be on the waitlist for parking. Also, Karen said that I will be on the waitlist when I move in, not when my application is approved. I was not told about this before filing my application or when I called before filing my application (I spoked to a different female employee, not Karen), and the application itself did not tell me that there is no parking space now. They recommended me to download SpotHero app to find the public parking space, which offers the closest parking space for around $240/month.2. They DO NOT refund the $800 application deposit once they approve your application. After the approval, you have 24 hours to cancel your application without losing $800 deposit. Out of 10 apartments I have searched, this is the only place that requires such a high amount of application deposit and a 24-hours cancellation policy. While this place seems to have a good price to compare to other apartments in DTLA, it DOES NOT!! You have to consider that the cheapest parking option this place offers is $200/month for one car AND you have to be on the waitlist for parking!!
I literally never write reviews, but honestly the experience as a potential tenant was soooo pleasant! I worked with Brett!! & let me tell you he is sweet as a bell. Such a gem, and honestly was very attentive, responsive, and accommodating! I loved the tour as it was self guided: which honestly gives a feel of what it would be like the live in the community!Pegasus is just a beautiful place & I can’t wait to move in!!!!Thank you SO much Brett!!! ??
My experience with Pegasus and the entire leasing process was amazing! Couldn’t have gone any smoother to be exact. I was assisted by Brett (one of their leasing agents) and he couldn’t have been of better help. From the apt. viewing to helping me sign my lease & all the after math of being a new apt renter. The hospitality and patience to answer ALL of my questions were remarkable and really made me feel welcomed. I’m super excited to move into my new apt at Pegasus!!! ?
When shelves in the kitchen cabinets are painted on you know you live in a low class building. This apartment lacks a lot and there is so much to be desired for the price. I was able to find something better in the downtown area that doesn’t require a 3-5 month wait to park at the building. You can spend your money elsewhere for about the same price and better living in the downtown area
I am not the person to complain for fun. I have lived here for 2 years and I am afraid for anyone else who tries to move here. The management team has changed in 2022 and since then our safety has only decreased. There have been break ins, random people allowed upstairs, and a shooting that they tried to hide.I loved living here back in 2020, but it needs to be known that this is no longer a "luxury lifestyle" as they are boasting. Security was decreased, there is no longer 24 hour front-door staff, now there is only a security monitoring company from 11pm-6am.The money that I assume decreased from security, was placed to fix up the lobby. Don't be fooled by the facade of nice looking ammenities as they have come at the cost of overall building security.
** Avoid renting here AT ALL COSTS **My apartment flooded (at least) five times. Twice from the kitchen sink, 3+ times from the bathroom sink, and, most severely, from the washing machine. The kitchen sink flooded because the pipes underneath the sink were not actually connected. The first time I contacted maintenance, they repositioned the pipes so that they were vertically aligned, but still failed to connect the pipes. After a few weeks, the pipes again came out of alignment and again flooded my kitchen. The bathroom sink flooded, repeatedly. Somebody else's shower water would backwash, coming up through the bathroom sink's drain. The severity of the flooding varied depending on the length of the other person's shower. The sink cabinet was filled with water - all of my wife's makeup was destroyed, along with a hair dryer, etc. Not to gross anybody out - but I can still remember the smell of the shampoo and dirty water that lingered for days. The most severe flood came when the washing machine backed up and overflowed. The entire apartment was under several inches of water and flooded into the hallway. Despite this, Pegasus did not provide any assistance with drying for several days - I think it was a full week. The day after the flood, I went to the leasing office and asked for fans - I even offered to go rent fans myself and let them reimburse me for the cost of the rental. They refused. When they finally did do some work in the apartment, they ripped out all of the baseboards, and did not replace them EVER. Our walls were ripped up for a full six months - HALF OF THE LEASE TERM. They also told us that the carpet was professionally cleaned, but when I inspected the carpet it was still visibly very dirty. Our apartment smelled like dirty carpet, our dog was starting to get sick, and we eventually had to leave. Despite all of this, Pegasus continued to insist that the carpet was clean and that everything was fine. They refused to even partially reduce or refund rent. When the lease was almost up, I drove from Phoenix to Los Angeles for the sole purpose of doing the walk through so that we could avoid any confusion and get our full security deposit back. I was told that we would get the full deposit back because the apartment required so much work anyway. A few weeks later, I received a statement that said that I was being charged hundreds of dollars because I had allegedly painted a wall from white to eggshell white. This is absurdly dumb (I would not paint a white wall a slightly different white), illegal (landlords are obligated to give notice to the tenant of damages and give tenant an opportunity to repair before moving out), and rude (I wasted my time driving twelve hours round trip to avoid exactly this). One of my friends also lived in the building. Her apartment also completely flooded. She was unlucky enough to be away for the week when in flooded, and her belongings soaked for a full week. That friend was also charged a bogus painting fee at moveout.Pegasus will lie to you, repeatedly, to get what they want. I would communicate something to the leasing office, and they would turn around and call my wife, without telling her that they had spoken to me, to try to get her to say something that would contradict what I had said. Despite the tone of this review, I'm a pretty easygoing person, but playing spouses against each other to avoid having to do a simple repair is peak scumbag behavior.Do yourself a favor and live somewhere else. I am more than happy to provide anybody who is a prospective tenant with pictures, videos, and emails to document everything I have said above. I've attached a few pictures so that you know I'm not making this stuff up. For more, feel free to contact me at jimrobichaud207 at gmail dot com.
They do not return the money owed to me.The leasing department is quick when you sign a lease, but if they need to return money to you. The "back office" processed it, and it will take 21 days to start over. I pay via bank account information, why did they send me a check instead of returning the money..Bad service with sweet voices:1. Every day of the week at any time, the Alex Falzone the manager has "stepped out for the day", "is in a meeting", or "a busy man" I wonder if the Milano Lofts customer service is equally bad. He manages them too, but the Milano Lofts can never locate him either.2. The manager, Alex Falzone, will not call you back after emails, voicemails, messages for him, the regional offices, or Equity Corporate. The voicemail may be full or the option to press may be invalid.3. Leasing representatives blame slow returns on COVID even though that didn't affect first class mail.4. Leasing, the only department that you can get on the phone, will not give you the "back office" phone number or emails address. These "back offices" cannot be reached, and take days to say "the check is in the mail".
Great Leasing Associate!
Peguesus is an amazing apartment! Nothing but great hospitality and assistance from everyone here. The maintenance is amazing. Tony Duran was on it when it came to assisting with my apartment appliances. Thanks again!
Love my new apt ❤️??
