Yes that Pandan waffle is bomb af. It’s crunchy outside and chewy inside is what I’ve been searching for. Hint of coconut, but otherwise it’s got no actual flavour. It’s like what every bubble waffle should be like… in my opinion and It’s not that sweet.Thai milk tea with coconut substitute:bold Thai flavour, it’s sweet enough, but I like my teas a-little more on bitter side.I would def come back for the Thai tea here. It’s def better than the majority bbt stores that serve “Thai milk tea”Viet traditional iced coffee with condensed milk: very good and legit for the price point. Strong bold flavour. Love it and would def come back for it.Their other drinks here are all quite good. Price point for what you get is more worth than your typical bubble tea shops.
Delicious vietnamese desserts. I usually get the #10, which is really tasty, and a nice change from bbt. The jellies and sago are yummy, and the dessert is not too sweet.The pandan waffle is crunchy and chewy, almost like mochi. It is delicious, and I love this Southeast asian flavour. I will be back for more.

Great drink options (including dairy-free ones) here although I find their drinks tend to be a bit on the sweeter side. Make sure you ask for less sugar if you don’t like it too sweet. Otherwise, it’s a cute little place with an Instagram-worthy back drop and two swings. The Vietnamese coffee is the best I’ve had so far in the city.Update: they’ve changed their Vietnamese coffee beans and are working on perfecting the new recipe.I love their pandan waffle. It’s the best I’ve had - crunchy on the outside and chewy on the inside. This is best enjoyed fresh from the store… or if you must wait or get it delivered, make sure you use the oven or air fryer before indulging.And Annie is the best. She is warm, thoughtful, and super accommodating. I also find that the quality of their food and drink are quite consistent here.
I had their halo halo and the pandan waffle. The halo halo was amazing. I haven't had many in my life but the coconut milk really made it taste great and unique. I'm not a fan of crystal boba or jackfruit so I didn't like either of those inside but besides that, the dessert was awesome. The pandan waffle was really good too :)
I come here very often and I am so fed up with the service and the attitude of the people that work there. They are rude, cold and absolutely unwelcoming. You can tell that they all hate their job.The drinks are overpriced and honestly nothing to wow about. The panda waffle is good but the quality is a hit or miss. Sometimes the center of the waffle are empty.Ventilation is horrible! Even if you go in for two mins to grab your food, all your clothes and hair will smell like you’ve been cooking in the kitchen all day.Management really need to step up and reassess the issues.

The drinks were very good the coconut tasted real and the peach milk tea was nice not too sweet. All I ask is for to add more topping in each drink because I ran out of pearl before halfway through my drink. But very good ??
It’s an interesting Vietnamese dessert/drink. It’s definitely targeting Asian people who like Asian food. The chewy items that have different textures inside the drink made it more interesting. It was quite sweet though and it had a lot of coconut milk so I felt a bit fatty and filling when I drank it.
