Huge fan of the taro red bean tea with brown sugar pearls - it is a quintessential Sunday afternoon treat in Burnaby.
I’ve been a few XFT locations in the lower mainland, this one is by far the best. Friendly staff, quick service and quality drinks every time.Aside from the consistent quality, I have to say, they have the best mango drink/slush. I’ve order many times either in stores or via Uber, never had one weird tasting or powdery mango-flavoured drinks like other bubble tea stores.Area of improvement: hot beverages, would be nice to get them in paper cups and have them slightly warmer.Thanks and keep it up!
One of my favourite bubble tea places. Very yummy chewy pearls that I believe are house made.They have dairy free options which is always a bonus. Staff here is fast and location isn’t very busy so I normally get my bubble tea within minutes :D

Got the buy 1 get 1 promotion on Uber, first time trying the black sugar bubble tea. Large size and hot chewy pearls. Comparable to Tiger Sugar. I like that this bubble tea was not overly sweet like Tiger Sugar and that it came in a large size. Good price for the promotion. Will try some other drinks.
All XFT have the same quality bubble tea. Their signature milk base bubble tea is the best. This location lack convenient parking though.

One of our default bbt places. The pearls here are always fresh and soft.The milk tea is less consistent though. Sometimes the flavour is on the lighter side, like there wasn’t enough tea in it.
